Most homeowners in Atoka and Millington spend thousands fixing water damage that a $6 tube of caulk could have prevented. It’s one of those repairs that looks minor until it isn’t — and by the time you notice a problem, the damage is usually already done behind the wall.
What Caulk Actually Does
Caulk seals the gaps between surfaces that expand and contract with Tennessee’s heat and humidity. Around windows, doors, tubs, sinks, and where siding meets trim, those gaps let in water, air, and bugs. A good caulk seal keeps all three out.
The problem is that caulk doesn’t last forever. Sun exposure, moisture, and temperature swings break it down over time. Old caulk shrinks, cracks, and peels — and when it does, it’s no longer doing its job.
Where to Check Around Your Home
Bathrooms and kitchens are the highest-risk areas. Check:
- Around the tub and shower where tile meets the tub surface
- Behind and around the sink where it meets the countertop
- Around the base of the toilet
- Under the kitchen sink where the sink meets the countertop
Exterior is just as important:
- Where window and door frames meet the siding
- Where siding meets the foundation or trim boards
- Around any exterior penetrations (hose bibs, vents, electrical boxes)
Signs It’s Time to Recaulk
- Caulk that’s pulling away from the surface on one or both sides
- Discoloration or black spots — that’s mold growing in or under the caulk
- Cracks or gaps you can see or feel
- Soft or spongy material around a tub or sink (the water is already in there)
When to Call Instead of DIY
Removing old caulk, prepping the surface correctly, and applying new caulk cleanly takes practice. Done wrong, the new caulk lifts within months. If you’re seeing soft spots, staining on ceilings below bathrooms, or mold growth, the caulk may just be the symptom — the damage underneath needs a professional look.
