If your doors and windows are sticking, swelling, or just plain hard to open and close, you’re not imagining it — and you’re not alone. It’s one of the most common complaints Gary hears from homeowners across Tipton, Fayette, and Shelby counties, especially heading into summer.
Why This Happens in Tennessee
West Tennessee’s humidity is the primary culprit. Wood absorbs moisture from the air and swells. In a wet summer, that can be enough to make a door that opened fine in February bind in its frame by July. When temperatures drop and humidity falls, it usually opens again — which is why a lot of homeowners put off dealing with it.
The other cause — and the one worth taking more seriously — is foundation or structural movement. When a home settles unevenly, door and window frames can rack slightly out of square. The door still fits the frame, but not the way it was designed to.
How to Tell the Difference
Seasonal sticking that goes away in winter is almost always humidity. The door will show wear marks where it’s rubbing, usually at the top corner on the latch side.
Sticking that doesn’t improve, doors that have gaps at the top but drag at the bottom, or multiple doors and windows in the same area all developing problems at once — those point to movement, not humidity.
What the Fix Looks Like
For humidity-related binding, the solution is usually planing or sanding the binding edge and sealing the exposed wood so it doesn’t re-absorb as quickly. A properly sealed door holds its shape better through Tennessee summers.
For movement-related issues, the door or window may need to be re-hung — which means addressing the frame, not just the door. If the movement is ongoing, the underlying cause matters.
When to Call Gary
If you’ve got one door sticking in summer and it’s fine otherwise, that may just be Tennessee living. But if doors are sticking year-round, if you’re seeing gaps or daylight around frames, or if multiple openings are giving you trouble, it’s worth a look.
